West Seattle Siding Replacement & Exterior Painting
Asphalt driveways are a practical choice, but proper drainage is critical to avoid serious water damage. In this case, the previous owner of this West Seattle home had paved the driveway right up to the garage, which redirected water over the concrete footing, into the siding, framing, and garage interior.
To resolve the issue, we began by removing the section of asphalt abutting the house. We excavated down to the drainage system to ensure it was functioning properly and flowing as intended. The removed soil was replaced with 1-inch drainage gravel to improve water management and prevent backups.
Next, we addressed the structural damage by replacing the rotten framing, installing new sheathing, and applying a vapor barrier. To further protect the foundation, we added Z-flashing to block potential water intrusion. Durable Hardie panel siding was then installed for added longevity and weather resistance.
Finally, we repaired several cracks in the concrete slab foundation by filling them with concrete epoxy, creating a watertight seal. These measures not only fixed the existing issues but also ensured long-term protection against water damage.
